AIJŌ Estates is planned as a multi-location wellness and residential estate platform, beginning with an initial site in Lipa, Batangas, and expanding to Davao, Bukidnon, and Palawan in the Philippines, and Lombok, Indonesia.

Target Market

AIJŌ Estates is primarily targeted at affluent retirees and high-net-worth individuals, with an initial focus on Japanese nationals, Filipinos in the Philippines and overseas Filipinos, and selected foreign nationals seeking wellness-oriented residential living.

Secondary markets include wellness tourists and local premium buyers drawn to a care-centered, lifestyle-driven estate environment.

Development Timeline

AIJŌ Estates will be developed in phased stages over approximately seven years.

Regulatory Status

As of April 2026, AIJŌ Estates is in the pre-filing stage for regulatory approvals, with the permitting workstream scheduled to commence in June 2026.

The expected approval path includes zoning and locational clearance, development permit processing, environmental screening for Environmental Compliance Certificate (ECC) or Certificate of Non-Coverage (CNC) coverage, building and fire approvals, and — for lot or unit sales — Department of Human Settlements and Urban Development (DHSUD) registration and License to Sell compliance under Presidential Decree No. 957.

Depending on site conditions, additional approvals may include Department of Agrarian Reform (DAR) land-use conversion, water and wastewater permits, tree-cutting permits, and National Commission on Indigenous Peoples (NCIP) clearance where applicable.
